San Diego Market Report - December 2017



The number of homes for sale, days on market and months of supply were all down in year-over-year comparisons in a majority of the country for the entirety of 2017, as was housing affordability. And although total sales volumes were mixed, prices were consistently up in most markets. Buyers may not benefit from higher prices, but sellers do, and there should be more listing activity by more confident sellers in 2018. At least that would be the most viable prediction for an economic landscape pointing toward improved conditions for sellers.

Closed Sales decreased 14.9 percent for Detached homes and 12.0 percent for Attached homes. Pending Sales decreased 1.7 percent for Detached homes but increased 1.9 percent for Attached homes. Inventory decreased 27.8 percent for Detached homes and 14.3 percent for Attached homes.

The Median Sales Price was up 8.5 percent to $612,750 for Detached homes and 11.5 percent to $407,000 for Attached homes. Days on Market decreased 15.0 percent for Detached homes and 24.2 percent for Attached homes. Supply decreased 26.3 percent for Detached homes and 8.3 percent for Attached homes.

Unemployment rates have remained low throughout 2017, and wages have shown improvement, though not always to levels that match home price increases. Yet housing demand remained incredibly strong in 2017, even in the face of higher mortgage rates that are likely to increase further in 2018. Home building and selling professionals are both cautiously optimistic for the year ahead. Housing and economic indicators give reason for this optimism, with or without new federal tax legislation.

I've had a lot of clients asking me about what has caused the recent uptick in interest rates. Here's a great, really quick video from the WSJ explaining the recent rise in interest rates:

 

There's also a little bit in there about how "staying on the fence" could lead to a higher monthly payment. That said, it is still a great time to buy in San Diego as prices are still well off their 2007 peaks and interest rates are still historically low.

Just to give everybody an idea of how HOT the San Diego real estate market it right now...I am searching the MLS in the metro and coastal neighborhoods this morning for a new buyer. I put in the following parameters: 2+ bd, detached, max $700k and the results where DUMBFOUNDING:

92102 (S. Park/Golden Hill): Active Listings = 17 | Pending Sales = 26
92103 (Hillcrest/Mission Hills): Active = 5 | Pending = 12
92104 (North Park): Active = 19 | Pending = 38
92109 (PB): Active = 9 | Pending = 8
92116 (University Heights/Kensington): Active = 12 | Pending = 18

So out of these 5 zip codes there are only 62 available detached, 2 or more bedroom homes, under $700k while there are 102 currently in escrow!! And here's the kicker: The average days on market for these pending sales = 34 days!! BTW, 40 of these pending homes went off the market in under 10 days! That's nuts!!

According to the National Association of Realtors ?2012 will set records for the best home buyer affordability.  2013 is also expected to be right up there as well. With historically low interest rates and home prices continuing to rebound off the bottom now is the time to buy!
